1. Agreement to Terms
By accessing or using Lease Monster ("the Service"), you agree to be bound by these Terms of Service. If you do not agree to these Terms, do not use the Service.

2. Description of Service
Lease Monster is a web-based ASC 842 operating lease accounting tool. The Service uses AI-powered PDF extraction to read lease contracts and generate compliant amortization schedules, journal entries, and portfolio disclosure reports.
The Service currently supports operating leases under ASC 842 (US GAAP) only. It does not support finance leases or IFRS 16 at this time.
3. Accounts and Access
You must provide a valid email address and accurate information to create an account. You are responsible for maintaining the security of your account credentials.
Company accounts may have multiple members. Account administrators are responsible for the actions of invited members within their company account.
One person or entity may not maintain more than one free account. We reserve the right to suspend or terminate accounts that violate these Terms.
4. Subscription Plans and Billing
Lease Monster offers Free, Starter, and Pro subscription tiers. The Free tier requires no credit card and has no time limit. Paid tiers are billed monthly or annually via Stripe. Current pricing is listed on our pricing page and may change with 30 days notice.
Upgrades take effect immediately. Downgrades take effect at the end of the current billing period. There are no refunds for partial billing periods. You may cancel at any time and retain access through the end of your paid period.
Lease limits are enforced per plan. If you downgrade and exceed your new plan's limit, existing data is preserved but you cannot add new leases until you are within the limit or upgrade.
5. AI-Powered Features and Accuracy Disclaimer
Lease Monster uses artificial intelligence to extract lease terms from uploaded PDF documents. Uploaded PDFs may be processed by third-party AI providers, including Google (Gemini) and Anthropic (Claude), at any time. We may change or combine AI providers without notice.
AI-extracted data is provided as suggestions only. All extracted values are presented for your review and confirmation before being saved. You are solely responsible for verifying the accuracy of all extracted data before relying on it.
We do not guarantee the accuracy, completeness, or correctness of AI-extracted lease terms. AI performance varies based on document quality, formatting, and complexity. The AI extraction is a time-saving tool, not a replacement for professional review of your lease documents.
6. ASC 842 Compliance Disclaimer
Lease Monster produces amortization schedules, journal entries, and disclosure reports intended to comply with ASC 842 (Accounting Standards Codification Topic 842). However, the Service does not constitute accounting advice, audit services, or professional assurance of any kind.
You are responsible for ensuring that all inputs are correct and that the resulting calculations meet your specific reporting requirements. The Service does not replace professional judgment. Outputs should be reviewed by a qualified accountant or auditor before being used in financial statements.
We make commercially reasonable efforts to implement ASC 842 calculations correctly, but we disclaim liability for errors in financial reporting that result from use of the Service.
7. Acceptable Use
You may not use the Service for any unlawful purpose, attempt to access other users' or companies' data, reverse-engineer or scrape the Service, or upload files that contain malware or are not legitimate lease-related documents.
We reserve the right to enforce reasonable rate limits on AI extraction and other resource-intensive features.
8. Intellectual Property
Lease Monster and its original content, features, and functionality are owned by Lease Monster. All rights reserved.
Your data remains your property. We claim no ownership of your uploaded documents, lease data, or generated reports. You grant us a limited license to process your data solely for the purpose of providing the Service, including transmitting PDFs to AI providers for extraction.
9. Third-Party Services
The Service relies on third-party providers including Supabase (database and authentication), Google and Anthropic (AI extraction), Stripe (payment processing), Resend (transactional email), and Vercel (hosting). We are not responsible for the availability, performance, or policies of these third-party services.
By uploading a PDF for AI extraction, you acknowledge that the document content may be transmitted to Google or Anthropic for processing. Each provider's own terms and privacy policy apply to that processing. We may change AI providers at any time.
10. Limitation of Liability
To the maximum extent permitted by law, Lease Monster shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability shall not exceed the amount you have paid us in the 12 months preceding the claim.
We are not liable for financial reporting errors, audit findings, restatements, or regulatory penalties that arise from reliance on Service outputs, whether the underlying data was AI-extracted or manually entered.
11. Disclaimer of Warranties
The Service is provided "as is" and "as available" without warranties of any kind, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
We do not warrant that the Service will be uninterrupted, error-free, or that AI extraction will be accurate for any particular document.
12. Modifications to These Terms
We may update these Terms at any time. Material changes will be communicated via email or a notice within the Service. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
13. Termination
You may stop using the Service and request account deletion at any time by contacting info@leasemonster.ai. We may terminate or suspend access for violations of these Terms.
Upon account deletion, your data will be retained for 30 days to allow retrieval, after which it will be permanently deleted.
14. Governing Law
These Terms are governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the state or federal courts located in New York.
